For the maintenance, management and development of shared property, the "Administrator" is responsible for providing the following services at its own expense:
- 24/7 video surveillance of main entrances and common areas.
- Cleaning of the premises and common areas (excluding individual waste disposal services for property owners).
- Landscaping and gardening.
- Technical maintenance of common areas, including lighting, video surveillance and IT equipment.
- Maintenance and testing of fire safety systems, including emergency power supply arrangements and monitoring of fire alarm, smoke
- extraction and emergency notification systems.
- Payment of electricity and water bills for common areas, including elevators and engineering systems.
- Elevator maintenance and software management for chip-based access control. The access chip, owned by the "Administrator," is provided to property owners for temporary use under the service agreement.
Common areas include the parking lot, rooftop, stairwells, reception area, lobby, hallways and courtyard. A generator ensures emergency lighting in common spaces and the proper operation of elevators and fire protection systems in the event of a citywide power outage.
